Our ambition is for City One Leeds to be an exemplar scheme in line with the city’s and our organisations net zero targets. We are currently targeting the highest sustainability standards for the commercial buildings and will be investigating ways of exceeding current policy requirements.

It is anticipated that the site will be comprised of ten buildings, each varying in height and shape. The design – and exact height - of the individual blocks will be presented at a later stage.

As we remain in an early stage of development, discussions around site management are ongoing. However, our aspirations for the long term management of the site will be discussed at the reserved matters stage of the application.

We are committed to ensuring that the retail and hotel on the site is in keeping with the high-quality of the surrounding development. Given its proximity to residential and office space, any retail units are likely to be high in demand. Discussions are ongoing, with further information likely to be included in a future reserved matters application.

The landscaped streets and the new linear park feature will be naturally be open 24-7. Some of the courtyard gardens envisaged within the blocks will be set aside for residents only.

As we remain in an early stage of developing our plans, the cladding products to be used are yet to be finalised. However, Caddick Developments is committed to ensuring that all external materials on the development will meet all required statutory guidance and regulations. City One Leeds will be built to the highest standards of architectural design, using materials and finishes reflecting the industrial urban nature of the existing community.

An outline planning application will be submitted for City One Leeds, establishing the principle of this exciting project, with details of appearance, access, landscaping, layout and scale to be developed at the later ‘reserved matters’ planning stage.

It is anticipated that an outline planning application would be submitted in Spring 2022. Subject to planning approval, a reserved matters planning application would be brought forward shortly thereafter.

Better connectivity to the city centre and the wider Holbeck area. New gateway to the city centre, greeting arrivals into Leeds from the south with a development that speaks of the city’s aspirations for the future.

A new travel hub with car parking and cycle storage facilities will be delivered as part of the development. We are also in dialogue with the local authority regarding the City’s emerging sustainable transport improvements and possible future mass transit system.

The site will include circa 690 spaces for use by local residents, office and retail workers within the planned Travel Hub and undercroft parking.
